Without you, this beautiful country would not be the same. Thank You for your serviceAn earlier version of this story incorrectly said that Estates at Kingswood is near two golf courses. It actually is near one — Lee’s Hill Golf Club. Estates at Kingswood is a 53-acre horseshoe-shaped property a few minutes drive from downtown Fredericksburg, Va., and about 60 miles southwest of the District.
The land is bare, with signposts marking spacious future home sites for 35 single-family houses on half- to full-acre lots. It is adjacent to the long-established Kingswood community of a couple hundred homes. A wide black asphalt road runs through the community, following the curve of the land and ending in two cul-de-sacs. There’s one entry into the neighborhood on Chivalry Drive. Twenty-eight acres of shared open space are part of the overall design plan. Roughly half the houses will have woods in the rear. Four floor plans — the Washington, Concord, Jamestown and Columbia — each with many options for interior and exterior personal choices are offered by developer CalAtlantic Homes. [At Kensington Overlook in Maryland, transportation options are plentiful] CalAtlantic is the entity formed by an October 2015 merger between Ryland Homes in the eastern United States and Standard Pacific Homes in the west, hence the name. “We became the fourth-largest home builder in the country after the merger,” said Timothy M. Bates, CalAtlantic Homes division president.
One furnished model, the Washington, is available for walk-through and one quick-delivery home, the Columbia, is ready for move-in. Three contracts are written, and construction on them will begin early next year. 1 × Buy Photo Benjamin and Miranda Cover said they bought one of the houses because they liked the model and location. “We rent now in Fredericksburg and were looking to buy nearby so that we could stay in the same school district,” he said. The couple has two girls and two boys. They anticipate moving in June when their lease is up. “We can start construction immediately,” said Bates, “but we want to meet the needs of our purchasers and will plan accordingly. Flex space: With an elevation of brick across the lower facade and a shake patterned vinyl siding running upward, the houses look like a synthesis of Craftsman and traditional styling. “We wanted to create a very pleasant streetscape with different textures,” Bates said. Design of the house collection is aimed at a mix of buyers, including the oldest millennials, first-time homeowners, growing families or those seeking a lifestyle change from a condo, rental or small urban apartment.
[Columbia 13 building in Northwest Washington has plenty of storage, living space] Flex space design and the possibility of multi-generational arrangements with a first-floor bedroom suite for a young adult moving back home after college or grandparents joining the family is a prime feature. “We want to allow buyers flexibility to do things their own way,” said Bates. For example, a space just inside the entry hall can be an office, den, library or bedroom. The large kitchen has enough space for table and chairs across from an island, and it’s framed with a great room on one side and den on the other. A mudroom outside the kitchen can be customized with cubbies, shelves and hooks and will be a great place for snow boots in the winter and gardening shoes come spring and summer. The unfinished basement covers the house footprint. It exits either up a few steps to the back yard or via a slider — double glass walkout door — depending on the home site’s terrain. A bright, roomy loft on top of the stairs is perfect for a media room, children’s playroom or lounge.
The master bedroom and bathroom suite, with a walk-in closet, is off to one side. Smaller but still good-sized rooms are on the loft’s other side. Laundry is handled in a separate room with full-sized washer and dryer. “As time transpires, Fredericksburg isn’t as sleepy as 20 years ago, and it keeps growing,” said Bates. “Today it’s quaint and bustling.” Recreation, shopping: For golf aficionados, there’s Lee’s Hill Golf Club. For others who enjoy lolling about outside there are several parks and waterways to explore, hike, bird-watch and picnic in the summer. River Rock Outfitters in Fredericksburg helps organize tubing, canoeing and kayaking on the Rappahannock River. John Lee Pratt Memorial Park is a community park with 10 soccer fields, baseball field, mile-long paved trail and Frisbee disc golf course. Motts Run Reservoir Recreation Area spreads across 860 acres and includes a 160-acre reservoir for fishing and boating. Loads of venues offer grocery shopping, restaurants, bars, cafes, retail and entertainment.
The closest is Fredericksburg Shopping Center five to eight minutes away. But others — including Central Park with more than 200 merchants, Ferry Farm and Four Mile Fork Shopping Centers, Spotsylvania Towne Center and the factory outlet malls in Massoponax — aren’t much farther. Schools: Battlefield Elementary, Chancellor Middle, Chancellor High. Transit: Estates at Kingswood is a car-centric community surrounded by several transport corridors. It’s a few miles from Interstate 95 and several miles from U.S. Route 1/Jefferson Davis Highway and Virginia State Route 3/Plank Road. It may be impractical to drive regularly to work downtown in the District, though there are express toll lanes and a VRE/Amtrak station in Fredericksburg makes the commute easier. Reagan National Airport is 42 miles away, Dulles International Airport is 59 miles and Richmond International Airport is 66 miles. 11401 Lords Lane, Fredericksburg, Va. The single-family houses are priced from $394,990 to $429,990.
