Ideal for family or birthday gatherings, weekends with friends, or family Devon holidays in the summer, with lovely walks from the house.Perfect for family gatherings, quiet friend get-togethers, quiet hen gatherings and small celebrations (but NOT parties), this is a beautiful family home with open plan kitchen (with Aga) and dining room, overlooking the garden and beautiful countryside.




It can comfortably sleep 12 people, and 16 if you use the library and studio, 18 at a push using sofa beds!**For PRICES, please use the Airbnb site with your dates and guest numbers rather than messaging me, as you'll get a faster and more accurate answer! If the dates say it is available, then you can assume it is available and send a booking request! All questions welcome.**The large sitting room has an inglenook fireplace with a great wood-burning stove, and an adjoining library with an extra bed in it if you've got a lot of people staying.It has 3 large double bedrooms, 2 with ensuite bath and shower rooms, and a third bedroom with bath and shower room right next to it, all on the first floor.On the top floor, there are two more bedrooms (one double one twin) and a single extra bed on the landing.There is a library downstairs with a double sofa bed, plus a double bed and double sofa bed out in the pool studio making room for 6 more people.The house is at the end of a 500 metre, tree-lined private driveway, with a gravel drive for parking your car (and a garage if necessary, by arrangement).




It is a very remote location, down a tiny lane, off a B-road in an extremely quiet and exceptionally beautiful setting.The nearest town (Honiton) is 6 miles away and has all the shops you need, including lots of local food producers. (The bread from the Honiton bakery is exceptional).There is a BBQ and an L-shaped garden which extends around the side of the house into an orchard with a croquet lawn.The remarkable thing about this house is that it is big enough to comfortably swallow a dozen people without feeling crowded, but also small and cosy enough to be a lovely place to go just as a couple.The large master bedroom has a small table and chairs in the window overlooking the marvellous view, which can be a great place to have breakfast.It's a very special place, cosy in winter, wonderful in summer and with a heated indoor pool available all year around.If you are thinking of booking for a week or two, my changeover day is a Sunday rather than a Saturday (as I have many weekend-only bookings Fri-Sun).

You feel completely isolated at this spot, but it's only a 10 minute drive to Honiton with antique shops and cafes, and another 10 minutes further to the wonderful city of Exeter. Right on the edge of Blackdown Hills, the Area of Oustanding Natural BeautyYou really do need a car to get around! My housekeeper Ian will usually be here to meet you, check you in and show you around.The house nestles on the edge of the Blackdown Hills Area of Oustanding Natural Beauty (AONB). It is a truly beautiful part of the English countryside. It has the perfect blend of isolation, but with a county town of Honiton within a 10 minute drive, and the historical city of Exeter within 25 minutes.A car is really very important if you plan to visit any local attractions at all. If you are coming for a short stay and can get a food delivery, then you can get a taxi from Honiton station and back, but you must book it in advance.




Please do not expect to be able to step off a train and into a taxi if you haven't booked. I once tried and ended up waiting 2 hours!With a car, there are countless attractions within a 30 minute drive, including the historical city of Exeter.Bed linen and one towel per guest included. Use of the pool is uninsured and at your own risk! There are two cottages nearby who also often have Airbnb guests in who come for a quiet weekend.CHECK IN AND CHECK OUT TIMES AND FLEXIBILITY - PLEASE READNormally, check in is 4pm, and check out is 11am. We need this time to turn the large house around between guests when there is a same day check out/in.However, early arrival (2pm) is often possible if there were no guests prior, but is entirely at my discretion. I'll always do it if I can but if I can't, there's always a good reason!Check out - If you are checking out on a Sunday, the 11am check out time is essential if we have new guests arriving same day.If you would like to have the house for the whole day on a Sunday, then if it is available, I'm happy to arrange an 8pm checkout (allowing time for lunch and early dinner) for the equivalent price of 50% of one night of your stay.
