Storm chasers -- fly-by-night contractors -- go door to door in the wake of storms offering to fix storm-damaged roofs and siding. Repairs done by storm chasers may be shoddy, if they're done at all. In March, the Ohio attorney general's office announced a storm chaser working in central Ohio was sentenced to almost five years in prison after he pocketed $150,000 in insurance money from 40 homeowners and left them with unfinished jobs. If your home was damaged in a storm, take these steps: Take pictures or video of all visible damage. You may need photos later. Do what you can to prevent additional damage (water from leaks, etc.) until you can arrange permanent repairs. If you need to hire someone to shore up windows or tarp your roof, save your receipts so you can be reimbursed by your insurer. Re-check your insurance policy for coverage and limits. Wind, hail, damage from fallen trees and post-storm rain damage are covered under typical homeowners' policies, but flood damage is excluded.
Your deductible will be listed in your policy. Be aware that some insurers may have a separate deductible for wind and hail damage that is -- youch! -- a percentage based on the value of your homeowner policy, not the damage estimate. Hail or flood damage to cars is generally covered under the comprehensive, or "other-than-collision," section of your auto policy. The Ohio Insurance Institute's insurance fact packs may be helpful as you're considering a claim. Call your insurance agent if damage is likely to be above your deductible. Don't file a claim if the damage is below your deductible. Filing too many claims, even small claims, can cause your insurer to bump your rates or drop you. Avoid hiring contractors who go door-to-door in the wake of storms. Other red flags that you're dealing with a storm chaser include contractors who offer to pay your insurance deductible for you or exaggerate damages. Do not allow an employee of a company you haven't researched to get on your roof, because some storm chasers damage roofs to trick homeowners.
Your homeowners' policy typically covers storm-related roof repairs, but if you hire a bad contractor, your policy won't pay a second claim to repair a bungled job. Get bids from three reputable contractors, preferably ones recommended by people you know. Your neighborhood page on Facebook may be a useful place to start. Regardless of who recommends a contractor, check contractors' complaint histories with the Better Business Bureau before you call them for bids. Get a detailed, written contract. All details and promises (including brand of roofing tile and cleanup) should be in writing. Keep down payments as low as possible -- never more than a third of the total job. Your contract should tie payments to completion of various stages of work. Reserve the largest payment until the entire job is completed to your satisfaction. Know that Ohio law gives you three days to cancel a contract you sign at your home - and home repair contracts are supposed to spell out that right.
