On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor. On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor. Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor.




Add a second coat  and that could cost close to another $1000 for labor. For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too. That was the long answer to your question. I priced this out with a builder and they said it cost from $2800 and up. Is there a carpenter here who knows what's involved in doing this. The only thing I can see as hard is getting the roofing material to match my existing roof. I wish they had prebuilt kits.

You'd want the keystone to be below the ceiling line, or an "open ceiling". The distance between the top of the door and the bottom of the window would only allow a shed roof- and that would have a very shallow pitch- too shallow for shingles. You'd have to do a standing seam metal roof (I think copper would look good with your current house colors). But as I stated to begin with- the proportions won't be correct- so I would strongly recommend you reconsider. My personal recommendation- an awning. Or something similar to this (as far as shape): And an awning would probably be cheaper. No permits- setback wouldn't have been a problem anyway because your garage sticks out farther than the front entry. And you'd probably have an easier time getting the awning by the HOA.




I was wondering about the distance between the door and the window-if it will have enough pitch for the roofing but the sample pic I have above seems fairly close to my home. I would rather have nothing than put those awning things up-those belong on a store or back patio. If that wont work, I could go with this-there are other homes like mine in our subdivion that have these porticos P.S- I am the Chairman of the ARC in my subdivision, so getting it approved by the HOA wont be an issue.
