Tips for Consumers from Tom Adams: Oil the spring over the door at least once a year. (Do not use WD40). Use '3-in-1' oil or any motor oil (10W30, for example). Springs wear on the sides - the coils rub against each other and wear thin, then break.
Oiling the spring reduces the wear and lengthens the life of the spring. Lubricate the hinges regularly. Wipe any excess oil off the back of the door. Check the garage door opener sensors monthly. If the door is closing and the sensor beam is broken the door should reverse and start going up. Check the garage door opener safety reversal system monthly. With the door fully open, place a 1-1/2" (3.8 cm) board (or a 2x4 laid flat) on the floor, centered under the garage door. Operate the door in the down direction. The door must stop or reverse on striking the obstruction. Refer any problems with the spring or cables to properly trained and qualified technicians.
