With its elegant proportions and classically symmetrical elevations, at first glance you could be forgiven for thinking that Lexden Manor, on the outskirts of Colchester, had its origins in the Georgian or Regency period. The big giveaway, however, is the remarkable numbe of windows which flood the entire interior of this unique house with natural light. After all, the Window Tax wasn't repealed until 1851.In fact, Lexden Manor is believed to date from the early 1950s. And for the past nine years, it has been home to Jayesh and Rashmita Kotecha and their family."We had been living in a modern house on the other side of town for a number of years," Jayesh recalls.




"Eventually, we decided it made sense to move to within walking distance of Colchester's excellent grammar schools, which our children were attending. We also wanted more space." The couple viewed at least a dozen properties over the course of the next couple of years, he adds, before a happy accident led them to Lexden Manor. "My wife and children had already been to see one house, and the agent suggested they take a quick look at another one while they were in the area. The kids were particularly keen on it because it had its own library. The house wasn't even officially on the market, but it turned out to belong to someone I knew through my business – and the rest is history!"He and Rashmita bought Lexden Manor in 2007. "It was perfectly habitable, but it needed quite a lot of work to bring it up to modern standards," Jayesh recalls. "We moved in in January, and with no properly functioning central heating system, it was impossible to keep warm."As well as a completely new heating system, the plumbing and electrical wiring all needed replacing, and an internal wall was demolished to create a spacious new L-shaped kitchen/breakfast room.




The couple also had a new family shower room installed, and a conservatory built - primarily so that the family dog could get in and out of the house on his own."We used to joke that it was probably the most expensive dog flap ever," says Jayesh. However, the biggest single project was the replacement of all those windows. "There are over 50 of them, and every single one had to be custom made." Fortunately, the beautifully laid out gardens, which were and remain, one of the chief glories of the property, needed little work, other than removing a large greenhouse from the front lawn.Today, Lexden Manor is unquestionably one of Colchester's finest post-war houses, standing centrally within lovely mature grounds extending to just under an acre in a secluded close in one of the town's most exclusive and sought-after areas.The property is approached via a walled gated entrance, electrically operated with video and CCTV. A shingled driveway sweeps round a gravel turning circle with lawns flanked by fine specimen trees and shrubs.




On entering, this air of grandeur is immediately reinforced by a stunning galleried reception hall, which not only features an impressive turning staircase and full-height ceiling, but also stretches the full depth of the house, with French doors into the rear garden.On one side is a study, and on the other the exceptionally light and spacious kitchen/breakfast room, featuring stylish units, solid wood worktops, a range of integrated appliances and ceramic flooring. Towards the back of the house is a magnificent 30ft dual-aspect drawing room, bathed in light via no fewer than five windows, and a formal dining room. The latter opens into the traditionally-styled conservatory which is also accessible by glazed sliding doors from the kitchen/breakfast room. The ground floor accommodation is completed by a cloakroom and a number of service rooms, including a fully-fitted, temperature controlled wine cellar.Upstairs, the first floor landing provides access to a superb dual-aspect master suite and two other double bedrooms, one of which also has an en suite.




Here too is a family shower room and the library, which also houses the staircase leading up to the second floor accommodation, which currently comprises a large games room and a further bedroom, plus loft space.In addition to extensive lawns, mature specimen trees and well-stocked flower and shrub borders, the gardens include an extensive flagstone terrace interspersed with a variety of low-growing shrubs and herbs, and a pergola. The majority of the grounds, which are predominantly south facing to give all-day sun, are enclosed within an 8ft brick wall, adding to the sense of security and privacy, while the front and rear gardens are separated by a further wall, pierced by a gateway. There is ample parking for several vehicles in front of the house, together with a detached double garage.Life in Lexden Manor over the past nine years, says Jayesh, has been absolutely perfect. "Not to put too fine a point on it, there's nowhere else we would rather have been. The combination of space, elegance, privacy and convenience makes it the ideal family home."
