I go over my rentals very carefully and verify all plumbing and electrical is in good order... same goes for windows, doors and cabinets. The fact is the majority of my repair calls are because of abuse and not simply wear and tear. Here are a few examples... Tenant calls on a Saturday night demands a plumber be dispatched immediately because the toilet flooded... says the toilet is old and needs to be replaced... child's toy was found in the toilet trap after pulling toilet and taking it outside in the dark and flushing with a garden hose. Tenant calls and says kitchen sink doesn't drain... pipe is filled with grease... tenant's son had been pouring bacon grease down the drain. Tenant calls and says window just broke... find out later the tenants kids were throwing rocks and one hit the window. Use to have lots of appliance calls... at least 50% of emergency calls were appliance related with most being caused be tenant... no longer have that problem since I no longer furnish free standing appliances.
