Most discovered the consequence without guides so at least know you can control the outcome for which you fee is the best result. If you wish for the town to live and Anna and the Barron then kill the spirit. If you wish the children to live then free the spirit in exchange for its help (but the town and Barron and Anna die).
Should you go with the baron to save Anna in Witcher 3? As it is, the Baron's life depends on Anna's survival. That means finding and saving Anna from the Crones is paramount if the players want the Baron to live. That also means killing the Ghost in the Tree for better chances.
