What Actually Transfers When You Buy an Operating Bali Resort?

An operating resort is more than land and buildings. The value can also sit in licences, contracts, booking channels, operating data, staff knowledge and the procedures that keep guests arriving after closing. If those elements do not transfer cleanly, a buyer may acquire a beautiful property and still have to rebuild the business.

Before agreeing a price, an investor should prepare a transfer schedule covering five layers.

First is tenure: the lease agreement, remaining term, extension rights, assignment mechanics and the identity of every party whose consent is required. Second is the physical asset: buildings, pools, furniture, equipment, utilities, access, parking and the condition record at handover.

Fifth is the operating system: staff agreements, supplier contacts, maintenance schedules, pricing rules, cleaning standards, passwords, inventory, deposits and unresolved guest claims. A short transition-services period can be more valuable than a folder of documents.
