The project involves the renovation of the Club House Bunin building, which was designed in 1903 by German-born Russian architect Wilhelm Schaub. A unique neo-modern design was developed to reduce the impact on the surrounding trees. It was inspired by the 'forest view' houses, which were built during the Soviet era to ease the housing crisis. They are characterized by a slim plan, a monolithic expression, and an expansive living room. The 'forest view' house is one of the first projects in the centre of Moscow and features a multi-level layout with an extensive pedestrian walkway.

However, there are a number of critics of this plan. The road's name is misleading: it was originally named after gardens. Even worse, many construction sites in central Moscow are adjacent to traffic, causing more congestion. But a majority of Moscow residents support the renovation of this iconic street, while a minority complain about gentrification. In a recent survey, 86% of residents endorsed the project.
