The Estate

The Boundary Estate in Shoreditch -- the London County Council estate built in 1900 on the cleared site of the Old Nichol slum -- is in 2025 a mixed community whose residents include long-term council tenants whose families have been on the estate for generations and newer residents who arrived through right-to-buy purchases and subsequent resales.

The Design Legacy

The estate Arnold Circus centrepiece -- the bandstand on a raised mound made from the rubble of the demolished Old Nichol slum -- remains the most distinctive architectural element and one of the most historically resonant spaces in Shoreditch. The design principles of the estate have been revisited by contemporary housing architects who find the Boundary Estate more liveable than most subsequent social housing.
