Quality of the buildings

As European (Dutch) developer Steven Gijsman (the founder of this project) pays special attention to the quality of construction, he is a fan of innovation within materials and building himself and delivered a handful of unique projects within Bali over the past 4 years.

Construction in Bali presents unique challenges due to the island's tropical climate and diverse landscapes. To ensure the longevity and durability of buildings, it is crucial to employ construction techniques that are specifically tailored to these conditions.

Something more about the quality and materials used. We build as much as possible according to Dutch standards. This means we pay extra attention to quality and sustainability, ensuring the buyer has little to no maintenance. For instance, we use waterproof concrete with a foil layer to prevent any moisture issues in the home.

The foundation is earthquake-resistant, with larger concrete footings and extra-thick 1.6cm steel reinforcement. Additionally, our walls are double-brick, providing excellent insulation against heat, noise, and the often-overlooked water seepage.

Many homes skip this, leading to damp spots on walls during the rainy season.

We also opt for steel frames instead of wood, as they are maintenance-free and long-lasting.

The Land Lease Terms

The land lease for MOKA VILLAS is 29 years + a 30-year guaranteed extension, best terms on the market. This means that upon the expiration of the initial lease term, you will have the first right to extend the lease for another 30 years. The market value will determine the extension price at the time of extension and will be calculated according to Indonesian standards as the average value from 3 independent appraisers.

*Important: when you extend your lease, you only pay to extend the land lease — not the full property price you originally paid. The land cost will be between 30-40% of the initial property price, which is very beneficial for you as investor.
