For feature-length adult films/parodies with multiple sex scenes, dialogue, and a plot, the script would usually be between 25-40 pages. If you consider it at one page per minute of film, that's considerably shorter than a mainstream film script would be, simply because the sex scenes aren't scripted out, it will just say "Boy/Girl Sex Scene between Name and Name." The sex scenes in feature-length films might be anywhere from 10-20 minutes long, and a typical feature/parody adult film will have a minimum of four sex scenes.
The scripted adult productions I've been in do follow the script pretty closely, but most directors seem to be fine with performers ad-libbing some of the dialogue, if it helps them give a more natural and better acting performance.
It seems to me that most often, the film's director also writes the script, especially if it's an original film and not a parody. In some cases, like with Brazzers, the studio commissions a script, or it's is written by someone else and the studio buys it from the writer. In rare cases a script may come from the mind of a porn fan who submitted it to the production company.
There have always been some excellent ones, and some mediocre ones, and some terrible ones — since the dawn of movie making.
