Wegen der Grundsteuerreform mĂŒssen rund 36 Millionen GrundstĂŒcke deutschlandweit neu bewertet werden. In der Folge mĂŒssen seit Anfang Juli auch Millionen EigentĂŒmerinnen und EigentĂŒmer von Immobilien ihre GrundsteuererklĂ€rung elektronisch abgeben.
HierfĂŒr hat die Finanzverwaltung nun ein weiteres Internetportal eingerichtet, wie der Bund der Steuerzahler Deutschland informiert. Alternativ zur Steuerplattform Elster steht seit Anfang Juli ein zusĂ€tzliches Portal fĂŒr PrivateigentĂŒmer bereit.
Auf der Seite Grundsteuererklaerung-fuer-privateigentum.de können PrivateigentĂŒmer in den elf BundeslĂ€ndern, die derzeit am Bundesmodell teilnehmen, ihre GrundsteuererklĂ€rung abgeben:
Sind sich EigentĂŒmer unsicher, ob sie das Portal nutzen können, können sie sich durch einen kurzen Fragebogen auf der Webseite klicken. So wissen Sie schnell, ob sich der Aufwand ĂŒberhaupt lohnt.
"Der Vorteil ist, dass hier kein Elster-Zertifikat fĂŒr die Abgabe der ErklĂ€rung benötigt wird", sagt Daniela Karbe-GeĂler vom Bund der Steuerzahler . Die Angaben können direkt auf der Homepage eingegeben werden.
Um die GrundsteuererklĂ€rung im Browser abzugeben, mĂŒssen Sie sich zunĂ€chst bei der Plattform per E-Mail registrieren. Klicken Sie dazu den BestĂ€tigungslink in der Nachricht, die Sie von der Website erhalten.
Danach mĂŒssen Sie einen Freischaltcode beantragen, um sich zu identifizieren. Geben Sie hier Ihre Steuer-ID vom Finanzamt ein. Diesen Schritt sollten Sie gleich zu Beginn durchfĂŒhren, denn der Versand des Codes dauert zwischen sieben und 14 Tagen â in der Zwischenzeit können Sie aber die SteuererklĂ€rung bereits bearbeiten. Tragen Sie schon einmal folgende Informationen zusammen:
Ist der Code da, werden EigentĂŒmer von Ein- oder ZweifamilienhĂ€usern, Eigentumswohnungen und unbebauten GrundstĂŒcken durch die einzelnen Pflichtangaben geleitet. Zudem wird auf entsprechende Portale der BundeslĂ€nder zur Ermittlung der Bodenrichtwerte verwiesen.
Wer etwa eine Adresse in Brandenburg angibt, bekommt laut Bund der Steuerzahler direkt Angaben zu Bodenrichtwert und GröĂe der FlĂ€che. Hilfetexte unterstĂŒtzen zusĂ€tzlich bei der Eingabe.
Empfehlenswert ist laut Karbe-GeĂler, wenn EigentĂŒmer ihr Informationsschreiben vom Finanzamt, ihre Steuer-ID und gegebenenfalls ihre Grundbuchdaten vorliegen haben. Dann seien die Eingaben in wenigen Minuten erledigt.
Beachten Sie folgendes: Wenn Sie die GrundsteuererklĂ€rung speichern und spĂ€ter weiterbearbeiten möchten, mĂŒssen Sie das auf demselben GerĂ€t und mit demselben Browser machen. Die Infos werden nĂ€mlich in einem Cookie gespeichert â deaktivieren Sie darum fĂŒr diese Plattform auch jegliche Cookie-Blocker, falls Sie einen nutzen.

Mit der neuen Plattform "GrundsteuererklĂ€rung fĂŒr Privateigentum" des Finanzministeriums können Sie auch ohne Elster die zweite SteuererklĂ€rung abgeben.
Zuerst prĂŒfen Sie, ob Sie die Plattform nutzen können.
"Mein Elster Online" ist der Nachfolger des ElsterFormular - alle Funktionen und auch noch mehr sind ab sofort direkt im Browser nutzbar.
Der Freischaltcode kommt leider noch altmodisch per Post, was bis zu 14 Tage dauert.
WÀhrend Sie auf den Freischaltcode warten, können Sie die ErklÀrung bereits bearbeiten und fertigstellen.
Es ist toll, dass das Finanzministerium den BĂŒrgern diese zweite SteuererklĂ€rung per Web-App erleichtert. Schade finde ich allerdings, dass Hamburg, Niedersachsen, Hessen, Baden-WĂŒrttemberg und Bayern das Projekt nicht unterstĂŒtzen. â auch hier gibt es zahlreiche EigentĂŒmer, denen das Portal geholfen hĂ€tte. Daher gehen zahlreiche Nutzer leer aus und mĂŒssen trotzdem zum klassischen Elster-Programm greifen. Auch die Authentifizierung per Freischaltcode im Briefkasten hĂ€tte man moderner lösen können â nĂ€mlich digital.
