Location is a major plus of this hotel. Room was clean, cleaned every day. The breakfasts were decent.
Excellent location for our regatta week with some nice,small, friendly bars opposite. Large, spacious rooms with decent balconies.
A temporary situation I am sure but there was constant construction work going on during our stay. Otherwise the place delivers decent accommodation at a fair price.

Great find at Kata Beach. Nice rooms with all the amenities including great AC, a nice big flat screen TV (wish there were more English channels just Fox Movies, Nat. Geo, and sports), free wi-fi, and decent refrigerator. Great locations across from the path to the beach, several restaurants next door (their restaurant is good too), and a mini-mart across the street. Located in between the 2 main areas of Kata containing more restaurants and shops, only a short walk (5 -10 min). The staff is very friendly and helpful.
The only down side, and it's probably a downside at a lot of hotels in Kata, are a noisy group of clubs a couple doors down. They tend to get louder after 1am so if you have a room with a balcony that faces the main street or to the right - it's going to be noisy. I ended up being moved to a room overlooking an inner staircase, which was wonderfully peaceful - I didn't miss the balcony at all.

The staff were very friendly and helpful even sending us a mini bus to pick us up wheb we had trouble finding them.
Location is good, 10 min walk from both Kata and Karon Beach. Rooms are clean.
Hotel is poor value for money, similar priced hotels nearby offer much more. Swimming pool is extra small and has dirty tiles. They overbooked and did not provide for our 2 rooms, only for one. So had to search for a hotel room nearby for one of us all by ourselves, they did not even offer to help us. Restaurant overpriced with rude staff.

I like the location of outdoor ,good for beach town etc, the price was right for me with restaurant available and convieniant .Great manager and staff.
Sometimes can be a little noisey mainly from outside bar with a question mark about security of the building because of its openess.

We liked this hotel because of its low price and good quality for this money. People are friendly, rooms are comfortable (there are condition, fridge, TV, safe, hot and cold water, wi-fi). Location is good (short way to the sea and not far from centre of town). We'll recomend this place to those people who came not to sit near swimming pool and to waif room service but for those who like active travelling and swimming in the sea.
The location was good - very quick walk to the beach. Lots of restaurants etc. close by. Rooms are big with a fridge and balcony. Pool was small but nice - odd location but still nice.
Hotel staff weren't terribly helpful, restaurant attached to hotel had terrible service and high prices. Extremely loud location. Washroom was filthy. Lots of 'sexy massage' parlors surrounding, kind of dirty.
The food was delicious! The rooms clean and comfy and its close to the beach
