Ontario Septic System Types

Class 4 (conventional septic bed): Most common system for older rural Ontario properties. Septic tank (primary treatment) + leaching bed (secondary treatment in soil). Requires minimum lot size and setbacks from wells, water bodies, and property lines per Ontario Building Code.

Class 5 (filter beds): Used where Class 4 is insufficient — raised bed system for poor soil drainage or high water table. More land area required.

Class 6 (aerobic treatment unit, ATU): Mechanically aerates sewage for higher treatment level. Required in sensitive areas near water bodies. Annual maintenance contracts required.

Class 9 (holding tank): No treatment — periodic pump-out required. Used only where no other system is feasible. Very high operating cost.

Mandatory Real Estate Inspection (Ontario 2023+)

Ontario requires a Certificate of Approval or inspection record for septic systems when selling rural properties. Most lenders require a septic inspection as condition of mortgage. Budget $300-$600 for qualified inspection.

Maintenance Schedule

Pump septic tank: Every 3-5 years (more frequently with garbage disposal or large household). Annual inspection of distribution box and leaching bed. Avoid driving over leaching bed. Never flush wipes, medications, or chemicals.

Replacement Costs (Ontario 2026)

Class 4 conventional septic (3-bedroom home): $20,000-$40,000 including design, permit, and installation.

Class 5 raised bed: $30,000-$55,000.

Class 6 ATU: $25,000-$45,000 plus $500-$1,200/year maintenance contract.
