Well… if you’re in the market for one, the upcoming HDB BTO launch in February 2021 will feature 4 estates: Bukit Batok (Non-Mature Estate), Tengah (Non-Mature Estate), Kallang/ Whampoa (Mature Estate), and Toa Payoh Bidadari (Mature Estate).
“What are my chances like,” you ask?
There’s a total of 7 projects to choose from and 3,740 new flats available (including Community Care Apartments).
Now, let’s have a closer look at the HDB BTO Launch for February 2021, shall we?

For non-mature estates, all 3 HDB BTO launches are in the West.
If you’re going with West Hill @ Bukit Batok, there’re 962 units of 2-Room Flexi, 3-Room, 4-Room, and 5-Room flats up for grabs.
Seniors applying for Harmony Village @ Bukit Batok will have 169 units of Community Care Apartments (aka senior-friendly housing with care services) to choose from.
The Community Care Apartments are Singapore’s first assisted living public housing and were initially planned for a May 2020 release.
Applicants and their spouse (if any) must be 65 years old and above to apply for one.
And they can choose a lease from between 15 to 35 years — as long as it covers all owners until they are at least 95 years old.
As an estimate, prices for these flats start from $40,000 for a 15-year lease to $65,000 for a 35-year lease.
Note: the Community Care Apartments cannot be resold or rented out, so if the owners do not need the unit anymore, they can return it to HDB and get a refund of the value of the remaining lease
The flats are basically studio apartments with an open layout, moveable partitions, and they all come with senior-friendly fittings such as grab bars and wheelchair-accessible bathrooms with slip-resistant flooring.
They also come with built-in wardrobe, cabinets, and a furnished kitchen so owners can move in immediately.
Just outside of these units will be communal spaces on each level for residents to share meals and participate in group activities.
IMO, the coolest thing about these flats is the fact that it gives seniors who require some care and support, but are still able to and want to live on their own, more living options.
It gives them the social element which is sorely lacking in a lot of current senior housing options.
And creates an environment where their basic needs are taken care of, so they can just chill and hang out with their friends.

The most recent (and nearest) HDB BTO launch in Bukit Batok was the West Scape HDB BTO launch in August 2017.
West Hill @ Bukit Batok is right across Bukit Batok West Avenue 8 — when the extension to the road is eventually built, of course.
The subscription rate for a 4-Room flat for West Scape @ Bukit Batok was a very reasonable 2.3 (read: about 2 applicants were vying for one 4-Room flat).
If you’re wondering why it’s so low, it’s probably because it’s in an area where there aren’t that many amenities located within the immediate vicinity.
Think of it as a developing town which will eventually see its full potential a couple of years down the road.
The indicative price range for a 4-Room flat during the West Scape HDB BTO launch in August 2017 was between $265,000 to $321,000 (excluding grants).
So… what’s the starting price for a 4-Room HDB BTO in West Hill?
A pretty reasonable $260,000 (excluding grants).
For the Community Care Apartments in Harmony Hill, they’ll start from $52,000 (excluding grants).
When I say near, it’s actually about a 10 to 15-minutes walk away.
So you’ll probably want to take a bus or cycle (if you have a bicycle) there instead.
Unfortunately, the nearest MRT station is ALSO about a 10 to 15-minutes walk away.
For parents looking to send their kids to a school of their choice.
Feel free to use Singapore Land Authority’s OneMap School Query service if you prefer to see it for yourself.
Primary schools within 1 to 2km include:
Located within the borders of the upcoming Tengah Town and bounded by Tengah Drive and Tengah Boulevard.
You can choose from 767 units of 2-Room Flexi, 3-Room, and 4-Room flats available for booking during the Tengah HDB BTO launch in February 2021.
The most recent HDB BTO launch in the vicinity of Parc Woods would be Parc Residences, which was part of the HDB BTO launch in August 2020.
Here’s a look at the indicative prices for Tengah BTOs since 2019 till now:
You’ll notice that prices have remained pretty constant, and have actually dropped for this February 2021’s launch.
With a 4-Room HDB BTO flat in Parc Woods starting from $298,000 (excluding grants).
Like the Bukit Batok HDB BTO Launch, the closest shopping mall to serve your shopping and dining needs would be West Mall.
Until they decide to build a new shopping mall as well as other amenities and facilities in Tengah Town.
Which I’m pretty sure that they will.
Hopefully, they’ll be up in time for when you finally move into Tengah.
Since Tengah Town is still a work in progress…
We’ll have to wait and see if there’re any schools that will be constructed within the immediate vicinity of this particular HDB BTO project.

For mature estates, all of the HDB BTO launches will be in the central region of Singapore.
There will be 626 units of 2-Room Flexi, 3-Room, and 4-Room flats available for booking.
The last time we had an HDB BTO launch in Kallang/ Whampoa area was the Kempas Residences HDB BTO launch in May 2019.
Back then, the subscription rate for a 4-Room HDB BTO flat was a whopping 12.5 or 13 applicants to one 4-Room HDB flat!
(read: expect competition this time around to be really stiff)
The indicative price range for a 4-Room HDB BTO flat in Kempas Residences was between $562,000 to $674,000 (excluding grants).
Considering that the McNair Heights is just across the road from the recently launched Kempas Residences.
I’d say that it’s a steal that a 4-Room HDB BTO flat in McNair Heights starts from $532,000 (excluding grants).
It’s not a fancy shopping mall like what you’d get with Northpoint or Tampines One.
It’s more like a pedestrian mall with a market and a food centre.
If you’re looking for a more varied shopping and dining experience, City Square Mall and Mustafa Centre are about a 10 to 15-minutes walk away.
The nearest MRT station is about a 5-minutes walk away.
If your children’s education is your primary concern, primary schools within 1km include:

The Toa Payoh (Bidadari) HDB BTO launch will have 3 sites to choose from.
Alkaff Breeze (closest to Alkaff Lake) is bounded by Upper Aljunied Road and Alkaff Crescent and will have 353 units of 4-Room and 5-Room flats available.
Bartley GreenRise (closest to Bartley MRT station) is bounded by Bartley Road, Bidadari Park Drive, and Bartley Walk.
It has 387 units of 3-Room and 4-room flats for booking.
ParkEdge @ Bidadari is right across the road from Barley GreenRise and has 476 units of 4-Room and 5-Room units up for grabs.
Aside: don’t ask me why HDB launch their Toa Payoh HDB BTO project sites all over the place…
The indicative price range for a 4-Room flat was $466,000 – $598,000 for Bartley Beacon and ParkView @ Bidadari.
If you’d like to get a 4-Room HDB BTO in Alkaff Breeze, Bartley GreenRise, or ParkEdge @ Bidadari during this HDB BTO launch in February 2021.
The starting price is $464,000 (excluding grants).
Yep, it’s the same regardless of which project you choose.
All that really matters is how many rooms you need and probably which MRT station you would like to live closer to.
In case you’re wondering, the subscription rate for a 4-Room HDB BTO in Bartley Beacon and ParkView @ Bidadari was 3.2.
If you went with Bartley GreenRise or ParkEdge @ Bidadari (meaning: the projects closer to Bartley MRT station).
I’d probably just head to NEX — the biggest mall in the North-East — which is only one MRT station away via the Circle Line.
Alternatively, you could walk through Bidadari Park (slightly over 12 minutes?) to get to The Woodleigh Mall, which will be completed in 2022.
But if you choose Alkaff Breeze, then heading to The Woodleigh Mall is a no-brainer since it’s about an 8-minutes walk through Bidadari Park.
FYI: The Woodleigh Mall is part of a mixed commercial and residential development and will feature:
Regardless of which project you choose, they’re all near an MRT station… it’s just which one are you nearer to.
For Bartley GreenRise or ParkEdge @ Bidadari:
That’s not to say you can’t choose to cycle or walk through Bidadari Park to get to either station, from either of the estates you choose to live in.
