1. Absence of defects in the property rights to the premises (according to the results of the RD check);

3. Absence of arrears in utility payments;

4. Absence of minors registered in the apartment;

5. Residential status of the premises, absence of defects and errors in cadastral registration; it is not allowed to place residential premises in basement and ground floors and other technical non-residential premises, the status of which was subsequently changed to residential;

6. Absence of significant unapproved replanning, especially replanning involving load-bearing structures of the building;

7. The location of the premises is included in the tokenization zone for this city.


Technical requirements for the property:

1. Proper condition of the plumbing network in the apartment (no leaks, breakdowns of plumbing equipment);

2. Proper condition of the plumbing supply to the apartment, formally under the management of the operating company, but the malfunction of which can affect the functioning of the plumbing network in the apartment itself or create risks for third parties;

3. Proper technical and legal condition of metering devices for plumbing resources (hot/cold water);

4. Proper condition of the electrical network in the apartment (no breakdowns, equipment malfunctions, presence of electrical mains to all major groups of electricity consumers);

5. Proper condition of the electrical supply to the apartment, formally under the management of the operating company, but the malfunction of which can affect the functioning of the plumbing network in the apartment itself or create risks for third parties;

6. Proper technical and legal condition of electricity consumption metering devices;

7. Working condition of the central heating network in the apartment, as well as heating supply lines, formally under the management of the operating company, but a malfunction of which can affect the functioning of the heating network in the apartment itself or create risks for third parties.


The requirements for the interior finish and contents of the property:

1. There should be no large stains, visible cracks, chips, mold traces, leaks, or other significant damage on the wall and ceiling finishes;

2. The floor covering should not contain significant geometric (bulges, skewness) and visual (stains, significant wear, significant integrity violations of the coating) defects, except for normal wear;

3. Interior doors should not contain geometric skewness and should open and close freely;

4. The entrance group should be in good condition, all transferred keys should be in working order and open the locks installed on the door;

5. In case there is an intercom for entering the apartment in the house/entrance, there should be keys to the intercom or valid codes for access to the entrance;

6. Windows and metal-plastic structures should be in good condition, provide proper heat and noise insulation, open and close according to the original operating parameters;

7. The apartment should have a kitchen set installed, which includes at least a sink with a mixer tap, a hob and a refrigerator;

8. The apartment should be suitable for living and meet all the above requirements as of the date of its competition.
