Investing in Property in Portugal: Why It's Worth Considering

Investments in real estate have always been one of the most reliable and profitable ways to invest capital. In the last decade, Portugal has attracted many investors and has become one of the hottest property markets in Europe. Why? In this article, we will look at the key reasons why investing in Portuguese property can be profitable and we will look at how this can be done.

Why Portugal?

1. Stable Real Estate Market

The Portuguese property market is known for its resilience. Even during periods of economic crises, property prices in Portugal fell much less than in other countries. This makes Portuguese real estate attractive to investors, as they can count on long-term growth in the value of their assets.

2. Attractive Conditions for Investors

Portugal provides many favorable conditions for foreign investors. This can be very beneficial for those looking to purchase a home and at the same time gain access to the benefits of living in the European Union.

3. Great Lifestyle

Portugal is famous for its mild climate, picturesque beaches, rich cultural history, and excellent cuisine. This unique lifestyle attracts both tourists and permanent residents. Investing in real estate in Portugal gives you the opportunity to enjoy all these benefits

4. Comfortable Position

Portugal is located in the western part of Europe, making it easily accessible from different parts of the world. You can quickly travel to other European countries and even use Portugal as a base for traveling around Europe.

There are several real estate investment options in Portugal that may be of interest to foreign investors. Here are some of them:

  • Buying Residential Property. This is the most common way to invest in Portuguese property. You can buy an apartment, house, or villa for your own residence, renting out, or resale.
  • Commercial Property. Investing in commercial property such as office space, restaurants, shops or warehouses can generate stable rental income and the potential for growth in property value.
  • Investing in hotels and resorts can be profitable, especially in the tourist regions of Portugal. This may also include the management of real estate as an investment property.
  • Tourist Property. Investing in short-term tourist rental properties (such as through Airbnb) can generate good returns in popular tourist areas.
  • Renovation and Resale. Buying an old or dilapidated property, renovating it, and then reselling it (flipping) can be a profitable business if you have the skills to repair and remodel it.
  • Investment Funds. You can invest in real estate through investment funds managed by professional managers. This provides diversification and risk management.
  • Golden Visa. As mentioned above, real estate investments can also be used to obtain a "Golden Visa" in Portugal. This option involves the purchase of real estate for a certain amount, which gives the right to obtain residence permits for the investor and his family. As of 09/11/2023, this option is still available
  • Lands. Buying land and then developing it for residential or commercial development can be a profitable strategy for investors with experience in construction and development.

The investment method you choose depends on your goals, budget, and experience level. It is important to conduct thorough market research and consult with experts before making a final decision on investing in Portuguese real estate.

What about the Golden Visa?

Undoubtedly, news about the Golden Visa is relevant throughout this year. And due to the fact that the final decision on the cancellation or extension of the Golden Visa has not yet been made, most people do not understand what is happening now.

Despite the changes, the Golden Visa program continues to exist. The types of eligible investments are as follows:

  1. 500,000 euros in collective investment structures, that is, funds and other means not directly or indirectly related to real estate;
  2. Creation or entry into the share capital of existing companies, together with the creation of jobs and a minimum investment of 500,000 euros;
  3. Donations and other types of investment in the artistic, cultural, and/or scientific fields.

By the way, until the end of September, there is still an opportunity to invest in residential real estate under the Golden Visa program. But everything can change at any second.
