How to create floor plans with an iPhone


Today, I'm going to be talking to you about a service that you may or may not be offering that as a ton of value to your clients and that's floor plans now floor plans are nothing new people have been doing them for years. I personally did not start doing them until recently and that's because - and you may have all recently seen - a new app called kuba Casas, which came out and it's basically a floor plan creation app. That allows you to create a floor plan in a matter of minutes. A lot of people are going through and actually measuring in the rooms, drawing up the layouts on napkins, sending them off to be processed, and then they come back a day or two later this app literally, you just take your phone and you walk around the house And you scan it and it pops out a floor plan for you, it's crazy. So today, what I'm gon na do is gon na I'm going to take you on a walkthrough of how the app actually works as well as show you a demonstration of the actual interface. Before I get started, though, I want to mention that currently, the app is only working on the iPhone 10 10s and 10's Macs. So, if you're not on those devices, unfortunately you're not gon na be able to use the app at this time as a march 2019. When http://gs-magicstor.com/what-is-instagram-viewer-traffic-how-to-get-your-brand-noticed/ 'm making this video, but they did say that there's going to be support for earlier models coming too soon, I don't know anything about Android, yet so sorry, now assuming that you're on a compatible advice and that you've downloaded the app already and that you've signed Up for an account there's a few things you're gon na need to do in order to get started. The first thing you're gon na need to is go through the house and turn all the lights on and open up any doors that you want to walk through. You can open up the doors during the scan, but it just makes it easier if you do it ahead of time, plus it gives you a chance to walk through the house and plan out your route, which will come in handy as you're going through the house. Once you're done with that and you've got your route plan you're ready to scan, but before you get started, I would highly suggest turning on do not disturb on your device, because as of right now, if your scan gets interrupted, you're gon na need to start from Scratch and if you get a call or a text message, your skin may get interrupted the best part about the app is that you don't need any special tools like a moment lens or a wide lens attachment or any kind of stabilizer. You really just need your phone and your camera's native, I'm sorry, your phone's native camera, and that's it so. The way Kubb acosta works is it's essentially and like it's a automated human assisted service that creates these floor plans for you. So what you do is you take your phone and you literally walk around the house and you scan the floorboards, essentially you're. You want to hold the phone up towards your like your chest, point down kind of at a 45 degree angle and you're just move. You literally walk around the house from bottom to the top scanning every single wall and you're kind of just aiming at the floorboards about eight feet in front of you now, when you're ready to scan a room again turn on do not disturb open up Cuba, Casa And click on scan a space, it's gon na ask you to type in the street name, and once you hit start scanning you're ready to go, you literally hit record to start, and all you do. Is you just walk along and you scan you just scan the floorboards and you want to get you don't want to get super close like I said you want to focus about eight feet in front of you and then, when you get to stairway, you just point Up at the stairway to indicate that you're going up, and then you continue your scan so so coming here is a bathroom shower closet, the closet door. So they can see that nothing that way they know. There'S a cloth, double closet right there and they'll be able to tell based on the width of this wall that there's a closet in there. So you don't have to open that up. Necessarily, so you guys I'm not doing anything fancy. I don't have any fancy lenses. I'M simply just scanning the house with my phone going up stairs again so point up and I'm doing the same thing. It'S gon na walk around doors there now we're in the kitchen. Now, when you get to kitchens, you've got cabinetry and you want to point up and show the cabinetry so that everybody can kind of see it. And then you just walk around the kitchen, show there's a closet there and we got another stairway here. So again, point the camera up; okay and that's it so literally four minutes and nine seconds once you're finished you're gon na hit stop it's gon na process for a second and then it's gon na bring you to the order screen. You'Re gon na click on the floor plan that you just made and hit stent it's gon na ask you to fill out the rest of the address information and when you're done with that, you're gon na hit Send order. Now it's going to take a few minutes to upload, so I would suggest not exiting the screen just yet. You just want to avoid having to possibly start over and as of right now, you may need you after it's finished uploading. It'S gon na bring you back to the order screen and that's gon na show that it's currently processing your floor plan is going to come back typically within one business day. So just keep that in mind. If you scan on a Friday Saturday or Sunday, you may not get it back until Monday, you're gon na receive an email notification saying that they're finished and all you got ta do is click on the link in the email. It'S gon na bring you to the download screen from there. You can download the JPEG is the PNG is or the SVG is both you're gon na see all the individual floor plans for just Gloria run as well as one page with all the combined floor plans. Now, if you see any issues with your floor plan, you can either submit a fixed request. You can take the image in a Photoshop and fix it yourself, but yeah. It'S really that easy, so you might be asking how do you price something like this? I honestly am Not sure again. I did not offer floor plans until this app came out. If you watched my last video, I did explain my philosophy on pricing so based on that, I base things off of costs. Time spent the value of the products, but what I've decided for now is that the approach I'm when the tape is I'm going to charge by the total square and I'm gon na do it as an introductory rate, I've priced it to where I think it's a Fair rate for my learning curve, as well as the lack of demand in my area again, I do believe that this service is worth more, that I'm currently charging for it. But I'd really like the agents to see the value of this, so that the men will increase and I can I can eventually increase the rates. Well, I hope this video was helpful.
