About Seneca
We help real estate investors keep more of their money. Cost segregation is a tax strategy that accelerates depreciation and puts cash back in our clients’ hands, often six figures in Year 1. We’ve performed over 10,200 studies and analyzed more than $1B in cost basis, and we’ve never lost an IRS audit.
We’re a lean, fast-growing team scaling toward $5–10M. That means real ownership, real budget, and real impact from day one. No layers, no politics, no waiting for permission.
The Role
We’re hiring a Growth Marketer to own the full marketing funnel, from first touch to qualified pipeline. You’ll build the nurture and conversion systems that turn leads into sales conversations, sharpen our paid channels, and create the reporting that tells us exactly what’s working.
This is a hands-on builder role, not a team-management role (yet). You’ll do the work, with the leverage to grow as we scale. If you think in systems instead of manual effort, use AI to multiply your own output, and want to see your work move the revenue number, this is for you.
What You’ll Own
* Nurture and conversion. Build and optimize nurture, re-engagement, and sales-funnel catalyst campaigns in GoHighLevel that move new leads through the funnel and into sales conversations.
* Lead-to-sales handoff. Design the handoff so reps get context, not just a name. The goal is qualified leads that are ready to engage, not raw volume.
* Paid search. Improve performance from Google Ads, from targeting and copy to landing pages and conversion tracking. Kill what’s not working, double down on what is.
* Social creative. Manage the generation and optimization of creative for social ads, often AI-assisted. Test fast, read the data, cut losers quickly.
* Reporting. Work with Operations to build improved reporting across all leads and the full marketing funnel, from first-touch attribution through to closed revenue.
* The number. Own a monthly qualified-lead and pipeline target. You’ll have visibility into your performance and the autonomy to act on it.
Who You Are
* Creative. You come up with the hook, the angle, and the test, not just the spreadsheet.
* AI-native. You use AI well beyond chat. You’ve built loops, agents, or automations to do your own job faster, and you can show us what you’ve made.
* A systems thinker. Your instinct is to build a repeatable system, not to grind through the same manual task twice.
* Metrics-driven. You’re comfortable owning a number and being measured against it. You speak in CPL, CAC, conversion rate, and ROAS.
* Excited by speed. You want to work at a fast-growing company where you ship, learn, and iterate, not wait on a quarterly planning cycle.
* Target-based Experimenter: testing > assuming. You build and measure, adjust, repeat, and then scale. And know when to double down based on data + your experience.

This Probably Isn’t a Fit If…
* Your answer to every lead-gen problem is “spend more on ads.” Paid is one channel, not the strategy.
* You avoid committing to a number, or treat activity as the same thing as results.
Our Stack
GoHighLevel (CRM and automation), Google Ads, Meta Ads, GA4 and Google Search Console, GTM, WordPress site, Claude AI and some Codex. You don’t need to be an expert in all of these on day one, but you should be the kind of person who gets fluent in a new tool fast and self-starts to hit your targets.
How to Apply
Send us a short note on a growth system you built and the result it drove. Include one example of a loop, agent, or automation you made to speed up your own work. We read every application that shows us something real.
