Homeowners' Owners Associations fees.. Since I've lived in condos for past 3 decades in 3 cities, I never had HOA fees in our neighbourhoods. This is how I interpret: some of those amenities were developer built when whole subdivision was finished. And the municipality is not funding it, it's just too expensive It goes towards grounds keeping, pool services ours are open year round and they pay for certain structural issues like roofs, fences, foundation problems none to date and slab leaks we have had 2 and most units get them as the development ages. Ours includes 2 pools lap pool year round , clubhouse with gym and party room, tennis and basketball courts and green spaces. The costs of caring for common property is shared among owners. They have rules for decoration or alterations to enforce uniformity. I have no HOA fees here. I would not a buy a piece of property with this kind of control in place. I am very happy that I have goat neighbors and my very own jump line and pump track. I pay electrical and some heating month approx. So I have no idea of my water use. Can't be terrible. Honest contrary to what people think, a number of condos don't have a swimming pool and so with more residential bldgs. Vancouver was completely different: 2 great heavily used community centres amongst the condo bldgs. I pay a HOA fee which I find insulting since we are not homeowners and there is no association. In winter it would be isolating and inconvenient. I plan to live and age in neighbourhood that is built for ages yrs Dearie died at home Not out in the rural area in isolation. I know he would have been happy. My siblings except for 1 sister , and mother all each live these type of neighbourhoods also. Remember, we grew up without a car for the first 14 years of my life I am the eldest. So everyone in family, understands what to look for and buy each of their homes on their own with similar conveniences. Have folks heard about rating neighbourhood by Walk Score? This is how you rate the liveability of neighbourhood. We hav. I pay an HOA fee which I find insulting since we are not homeowners and there is no association. Which is covered by our rent. The landlord wanted to add a fee without raising the rent so she called it a HOA fee. She's an idiot. It's not about control, but a way to pool resources to cover common costs. Snow removal and lawncare. Some money gets set aside to save for a new roof etc. I call them association fees. But this amount pays and maintains everything external except deck staining for some reason. It also includes insurance, again on the outside, and water bill to the city. I have never lived in a condo. My experience is with single family homes. I did rent a townhouse for a few months. Maybe the owner paid an HOA. I have no idea. Look at this way, if you don't have children or they live several hrs. A close friend's grandmother lived until yrs. She lived in her condo until yrs. Fantastic in my opinion. You're living on 1 level. Just don't live 20 stories high. When I was scouting for condo to buy, I would look for floor level below 10 floors. But not on ground level. I disagree with the control point. It was ground level floating on pre cast concrete supports that were concealed by garden shrubs. I built this so MIL could sit by the front garden in her wheelchair. I made it temporary for a reason. The owner most likely paid a HOA to cover garbage, lawn care etc unless you were paying your own garbage and lawn care. Maybe I just prefer rural living. Yeah, some of my neighbors have a mess in their yard. I don't really see it from my windows. We set our home back from the road. It's nice here. At least you find ways to stay healthy by biking and transit. After all your taxes pay for transit. My 84 yr. She loved British Columbia and had her many friends. But she wanted to have support of her family living here, in final phase of life. So she sold her condo last yr. She moved to Alberta. She finds it challenge where she lives where it's further away from stuff. Fortunately her retirement home which is actually a condo for older folks, is right against a major municipal park with pathway. Other residents used live on farms and rural areas. She lives a city of 45, So life changes I got you all beat! My condo complex is big and actually comprises a number of separate condo associations. All the condo associations combine for a bigger Association. The individual condo fees pay for all the maintenance on the outer building structures including roofs, garage doors and painting, landscaping, snow removal, road maintenance for the roads on the individual cul de sacs, garbage removal and building insurance. The larger Association fees cover the activities centers, pools, tennis courts, gym, shuttle bus to shopping and the train station, walking paths and maintenance on the main condo roads. There are definitely rules from the individual condos that could be controlling, but they also help prevent issues with neighbors. Most of the people who live here are older people who have downsized their homes and are happy to trade a little control for the convenience of having someone else handle the maintenance. I highlighted your words in purple: this is very key. And it becomes very important as one ages. But hey, if folks have money to pay someone to do maintenance on a large property with detached house, great. Our mail boxes are inside bldg. We also have inside foyer, a bank of Canada Post multi-box setup for Canada Post small-medium courier pkgs. Works well. Honest I wish my mother lived in a condo for past decade It's safer and more secure. A place with no real taxes and a HOA fee might be cheaper. But I would not like that I'll guess there would be too many people. Not sure. We have a gate, grass out front, a cool looking little water feature, a fence. I guess that stuff. I think you and dinneR are correct. But the HOA also covers the shared costs and insurance. Quite by accident. The existing Board was re-writing the Charter to make it even more restrictive shifting more power to them. The amendments to the charter failed. It was funny attending Board meetings and the senior officers were talking about really wanting to know who wrote that newsletter. HOAs usually pre-exist the neighborhood, with the base document created by the builders lawyers as the land is subdivided with the building company as the original officers. It is to protect their investment during the buildout. Likewise it is difficult to negotiate a discount on a purchase hint, negotiate including options for free as the recorded sale price impacts comps for future sales and their profits. When buildout is nearing completion, there is a mechanism in the document to create the elected board and transfer control. There is also a written procedure in the document to amend or abolish it. Given that history about the only way to avoid a HOA is to purchase outside subdivision development that started in the s, such as build on private land or purchase vintage property that was part of the general city platting. Actually, with new developments going further and further out with increased commute time, a proactive in certain areas is to buy two adjacent homes in original neighborhood, tear down and build a McMansion. Condos are similar to HOA with one major exception - insurance. They have a policy on the building with the cost split among occupants included in the dues. The occupants then have much cheaper personal insurance, similar to renters insurance. In Florida, that is why see so many Condos on the beach, as that is about only way can afford insurance was single famil or townhome, if company willeven offer insurance for beachfront homes. I don't know from a legal perspective how HOA develops etc. And it would be provincial law with maybe differences adjusted locally by the municipality if the municipality is even granted such legal powers. I'm sure people wondering how I would know which level of govn't: I was a law librarian. One can't waste time researching in wrong jurisdictional level. My parents bought in late 's and lived in a brand new house for 15 yrs. At that previous subdivision home, there was no HOA. So HOA concept seems to be in different cities, depending on point in history as you say which will vary from city to city. Of course, present, mother's neighbourhood there's no HOA. Thx for your fulsome explanation. Over time, it doesn't bother me when homeowners in neighbourhood paint their home different colours, etc. As long as they don't have a junkyard which was 1 of DH's neighbours in her previous location. I like neighbourhoods with a variety of homes that look different. I lived in older neighbourhoods with detached and semi-detached homes, that were quite varied. Radically varied and 1 of them is now part of a historic walking tour. I supposed once I get older and downsize into something with a little less maintenance I will probably end up with fees of some kind. HOA costs are definitely on the rise in suburban developments. Lots like mine are more rare to find with everything being built out and urban growth boundaries keeping things in check. The Chicago urban sprawl here just fades into farm land. I glad I live about 90 miles away. Oregon has Urban Growth Boundaries around cities. And protect farmland from turning into housing. It's not perfect. The smaller cities don't have quite the fights over the UGB that the bigger cities do. It's funny you can see the line in practice. The UGB is about 2 blocks from my house. We hear coyotes in the summer evenings. We have about 12 or so different HOAs. I'm not sure but I think about 5 years. I just saw a notice that a HOA voted to turn over a park to the city. I don't know the HOA area or park. Our HOA has no powers and is no mandatory. I am not sure. I guess you have to sign up and see. I would assume not though, to be perfectly candid. Those flag placements will cost you a fortune! I interpret it as dinneR does - ' a way to pool resources to cover common costs. It's pretty simple in my community at lest. We have amenities that we pay for as a group, and you 'buy in' to the idea when you move here. If you don't want to pay, you have other places to live No one moves into my neighborhood and gets a 'free pass'. What do we pay for? The pool. The gym. The clubhouse. The community barbecue area. Various community social events. The dog poop service. The general landscaping. The trails and sidewalks in the community. The trash and recycling. The snow removal. The fountains maintenance. Other neighborhood beautification like turtle platforms! Parking enforcement and other administrative issues. And, most recent biggie, newly paved roads. It's a straightforward process, and one open to all just had our elections last week. Does it come with restrictions? But, obviously we knew about those coming in. There are no new rules that pop up. In order to amend the 'rules', it is a process where you have to amend the by-laws, and that is a very difficult process, so unless an existing rule is particularly bad or a proposed one is really great, the rules are the rules are the rules. There are no 'gotchas' but there might be folks who think rules don't apply to them. You need to be a member in order to leave a comment. Sign up for a new account in our community. It's easy! How long does your park need to be maintained by HOA before transfer to city? Does joining include a house, cause I'd sign up for that?
