Moisture builds up, water drips down the windows: not what the salesman promised at all.Then there is the environment. Making uPVC uses large amounts of energy. More worryingly, dioxin, hormone disrupter and probable human carcinogen, is a by-product of uPVC manufacture and of its incineration. Now the Government wants to make double glazing compulsory in all new-build properties. Will it add value to my house? UPVC double-glazed windows in an older house (pre-1930s) will not add value to your property. They are more likely to decrease its value as potential buyers calculate how much they will have to spend replacing them. Following the Government's proposed changes to the Building Regulations, discreet double glazing in keeping with a house's style - wooden sash windows, for example - might soon add value if the proposals become law.




uPVC appears to be an increasingly poor investment as more information becomes available about related environmental hazards. How much will it cost? It provides consumer advice and a list of local members.




It also has a code of ethical practice. Members are reluctant to give an idea of the cost without making a home visit. Caveats If you do opt for uPVC double glazing, check that the frames have been stiffened internally with steel strips: uPVC itself is not strong and can buckle under its own weight. Cheap suppliers have been known to install windows without the steel.Despite the salesmen's claims, uPVC is not maintenance-free. To avoid discoloration, clean the surface thoroughly every six months. Prolonged exposure to sunlight has been known to turn uPVC yellow and brittle. There is little that can be done once it starts to "chalk" and crack.The replacement, without consent, of original windows with plastic copies in a listed building or conservation area is punishable by a fine or even imprisonment. Beware the new breed of sash-window salesmen, who are almost as pushy as their uPVC colleagues.Finally, check the width of the gap between the glass. Theoretically, it should be 50mm for thermal insulation, but 12mm is the acceptable norm.
