Is there a roommate matching service? Do I have to pay for parking? What is a guarantor? Can I sign a lease without a guarantor? Yes, you can sign a lease agreement without a guarantor.




If you plan to qualify on your own, you have to provide documentation that your monthly income is 3 times the monthly rental amount. You will also have to pass the background and credit check based upon our rental criteria. What paperwork is required to secure a room/apartment at University House? Since University House has individual leases, each resident is required to complete the rental application, roommate matching form (if you know who you want to live with and if you are using our matching service), and the lease agreement. We will also need a copy of your government issued I.D. Your guarantor will have to complete the guarantor application, guaranty agreement, and we will need government issued I.D. Will there be courtesy patrol at University House? University House has a courtesy patrol officer in the evening hours to patrol the property. UH is also a controlled access building, so you have to have the required key to access the building at all times. The doors to the leasing center will remain open during business hours.




What is the proximity to campus? University House is located at 1418 10th Avenue, located half a mile from Bryant-Denny Stadium. Can I break the lease? University House does not have a clause in the lease agreement that allows residents or future residents with an approved lease agreement to cancel the lease. If for any reason if you need to get out of your lease agreement, you can relet your apartment/bed space. The unassisted relet fee is $200 and you are responsible for finding the person to take over your lease. The person MUST be approved before the old resident is released from the lease agreement. We also offer an assisted relet which is 85% of one month’s rent. The 85% of one month’s rent must be paid in advance before University House can assist the resident with finding someone to take over the contract. Where can I find the resident handbook? University House will give all incoming residents a handbook on move in day. We also have the resident handbook available online.




Are the amenities open 24/7? The computer lab, study rooms, workout facility, and clubhouse will all be open 24/7. Our tanning beds are open during our office hours, and our pool closes at 10 PM. How do I receive mail and packages? Each unit will have a mailbox at University House, so if you have roommates you will share the mailbox. If you have packages delivered that will not fit in the mailbox, we will take those packages in the leasing office. You will have to sign for your package and present photo I.D. How do I pay my rent? University House offers several different payment options for you to choose from. You can set up monthly ACH payments, or pay rent by check or money order in the office. You can also make a credit/debit card payment online, however there is a convenience fee if you pay online using this method. Is renters insurance required? Renters Insurance is not required at University House but is highly recommended. Renters insurance is very inexpensive and covers your personal belongings in the event of a fire, theft, or natural disaster.




University House is not liable under these circumstances. What if I need maintenance is my bedroom or apartment? Once you move in, you can submit a service request online through our resident portal, or simply call the leasing office. The garage has parking available on every level with direct access to each floor and two elevators dedicated to the garage itself. Parking is slightly more affordable on the top of the garage in the open air. All spaces are assigned to residents and the parking garage is gated and private. Each resident that rents a parking space will be provided with a garage door opener to allow you access to the parking garage. How are roommates matched? We have partnered with RoomSync to provide a modern matching platform where residents choose their own roommates.




After you complete the leasing process you will be emailed a link to join our RoomSync network. You will then log in to RoomSync using Facebook, create a matching profile, and begin your search to find your new best friend - or roommate for starters. If you already have a roommate in mind, you can confirm your roommate request within RoomSync. How are rooms assigned? Residents who already have preferred roommates can confirm their roommate match requests using RoomSync, our roommate matching platform. If they do not already have a roommate, residents will search for and choose their own roommate using RoomSync. Residents will be able to communicate with each other during and after the selection process. In the event that potential roommates discover that they are no longer compatible, they can request a different roommate and we will do our best to accommodate any change request. To provide sufficient time and the greatest opportunity for residents to find the perfect roommate, they should apply and sign a lease as early as possible.




What utilities are included in my rent? Your rent installment includes: StuWireless Internet, extended basic cable, water, sewer, trash, and pest control. Electricity is not included and you will receive a monthly bill for the exact amount you use. What do I need to hook up my computer to the internet? GrandMarc is served by TCU's StuWireless throughout our community. That means you can surf online in your apartment, at the pool, or anywhere you want. All you need to do is connect your WiFi ready device to the StuWireless signal and have it registered with TCU. If you need help with registration or have any service related questions, they should be directed to the TCU IT Help Desk at 817-257-5855. How close to campus are you? GrandMarc is ON CAMPUS! We are right across the street from core campus. In fact, living at GrandMarc your sophomore year satisfies TCUs 2nd year requirement that you live on campus. What types of apartments or rooms are available?




We have four different types of apartments available, including 1x1, 2x2, 3x3, and 4x4 apartments. Each of these types have different floor plans/layouts to choose from. Its all up to you! More info is available from our leasing office. What types of leases are available? We lease by the bedroom at GrandMarc. This means that you are not responsible for any of your roommates rent or other financial obligations. All of our leases run from August through July and are 12-installment leases for that term. Do I have to have a meal plan?You have a full kitchen including dishwasher, stove, microwave and full refrigerator! However, if you aren't much of a cook, you can purchase a partial meal plan from TCU. You should contact Dining Services directly for more information. How many people live there? We have 562 bedrooms in 244 apartments. These are split between the North Tower and the South Tower. The North Tower has five stories, and the South Tower has six stories.




Can I pay my bill with a credit card and if so, is there an extra charge?We have a great feature that lets you pay online! View your balance, submit electronic checks, or pay with a Visa, MasterCard, or Discover from any computer. You can even submit maintenance requests! Just log on to our website, click the "Pay Rent" link. This will take you to our resident rent pay portal. There is a small convenience charge for this service. What size are the beds? All of our apartments include full size, extra-long beds. These are the wide of a regular full size bed, and the length of a queen size. We recommend either Full XL or Queen bedding for our beds, but remember, Queen bedding will be wider than our beds. When is my first payment due? Our first payment is due July 15. There is no payment due in August, and the next payment due is September 1. Will you send me a bill each month for rent? If I am over 21, do I need to have a guarantor?All leases are required to have a guarantor.




If an approved guarantor cannot be obtained, EdR Management, Inc. will accept a security deposit of three (3) month's rent. What is the cost? Please contact us at the leasing office at 817-924-2900 for leasing information! Can I use my financial aid? Yes, however, you should be sure to check with your scholarship/loans/grants, etc to make sure you can apply Financial Aid to off-campus housing. While GrandMarc and TCU have a close relationship, we do not share financial information. This means that YOU are responsible for the payment, not the University or Financial Aid department/company. We do not accept deferments; you must have the money given to you in some form and then you can pay us. When can I move in? This will depend on the date on the front of your lease agreement. Generally all fall leases start on a single day shortly before the semester begins. If you are moving in at any other time of year, you will need to reference your lease for the exact date.




Can additional furniture be brought into the apartment? Additional furniture is more than welcome to be brought in. However, due to storage constraints, we cannot remove furniture from our apartments. Is GrandMarc in a convenient location? For TCU students, we dont think you could find a more convenient location! We are right on TCUs campus, and right across the street from great eating establishments. Plus, the TCU book store is just a block away! What more could you ask for? What do my 24 hour amenities included? Our Internet Cafe and Fitness Center, both of which are all located in the North Tower, are available to you 24 hours a day. We also have two tanning beds located in the clubhouse but they are only available during office hours. The pool and hot tub area and the South Tower Courtyard closes nightly at 10pm. The Media Room and Game Room are available until approximately 12am due to noise constraints. When the office is closed, you are able to gain access to the other amenities by using your key fob.




What do I need to do if I have a package delivered? All packages will be delivered to the main office. If the package is small enough, it may be in your personal mailbox. We sign all packages in and notify residents that they have arrived with slips in your mailbox. This is usually completed by late afternoon. Always check your mailbox before inquiring about a package. Residents are required to show a picture I.D. and sign the package out. Roommates and other friends are not allowed to pick up your package. Are shorter terms available for leases? Unfortunately, only our August through July term leases are available. What is the difference between a TCU GrandMarc lease and leasing privately? TCU leases a large number of our apartments to use as a on-campus option for students that sign up for housing through TCU Housing and Residence Life. These spaces are very limited and difficult to come by, especially if you are an upper classmen. GrandMarc offers private leases for anyone that was not able to get in through TCU or prefers not to.
