The trend has sparked a spate of pre-auction sales in late January and early February. It comes as CoreLogic data shows there are 27 per cent less properties on the market in Geelong this week than the same time last year.




The CoreLogic figures show there are 759 fewer homes listed for sale than the same time last year. There are 2047 properties for sale in the region, according to CoreLogic. That significant drop in available properties is helping create a sellers’ market in Geelong. Buyers who missed out on properties in the last weeks of 2016 have been among the first to strike in 2017, Newtown agent John Moran, of Whitford, said. Mr Moran handled the quick sale of a three-bedroom Edwardian house at 281 Myers St, East Geelong. Original slated for auction on February 18, with price hopes above $700,000, Mr Moran said local buyers slapped the sellers with an offer over $800,000. “It was a local couple that had missed out on a property or two at auction (last year),” Mr Moran said. Mr Moran said there were three more buyers in the hunt for the weatherboard house close to East Geelong’s Garden St shopping strip, prompting the sellers to abandon the auction. “Usually by mid January there is a lot more stock in play but it hasn’t happened this year,” Mr Moran said.




“I think some people think that trend might continue and try to snap things up and are paying a premium to do so.” But many buyers had missed out on properties because their price hopes were 10 to 12 months behind the market, according to Geelong agent Jake Carnell, of Hocking Stuart. Mr Carnell handled the $517,000 sale of a three-bedroom house at 33 Scott St, Belmont within four days of being listed. He said he took five offers after 53 groups inspected the property at two open homes last week. “The buyer that ended up purchasing it had to pay $7000 over the asking price to secure it,” Mr Carnell said. “If you are a vendor, it’s ideal to be in the market now because the buyers are out there,” he said. “In a couple of months there will be lot more properties.
