April 17, 2014 3:56pm@Heatherhholland FLATIRON — Lego's New York City flagship is set to launch with a weekend-long celebration this summer, the toy manufacturer announced. The Lego store will soft-open at 200 Fifth Ave., near West 23rd Street, in mid-July, and then the shop will celebrate its grand opening for an entire weekend in August, a Lego spokeswoman said, declining to give additional details on the plans. The shop will feature a 3,535-square-foot retail section, plus a 481-square-foot reading and play space for kids, the spokeswoman said. Lego Systems Inc. signed a 10-year lease for the space, which is still under construction, for $500 per square foot, Real Estate Weekly previously reported. Lego will release additional details about the store and the opening events in the coming weeks, the spokeswoman said.C&W Delivers Global Site Selection Services Cushman & Wakefield’s cross-border Retail team in London was given an international directive to provide LEGO with various economic and operational metrics spanning 52 countries globally.




The assignment required a thorough and efficient response from Cushman & Wakefield to be completed within a two-week time frame. Senior members of our U.S.-based Valuation & Advisory Retail Practice group were enlisted to produce specific, locational, and economic data for numerous regional malls and urban-street retail locations that the client was considering for its global expansion plans. This data was then aggregated and populated onto a master spreadsheet for presentation to LEGO. Given our extensive database and expert knowledge of the properties and markets, we were able to deliver our data on time. The global project was ultimately completed by Cushman & Wakefield’s London team to the extreme satisfaction of the client.LEGO Systems has inked a 10-year lease for 7,703 square feet of retail space at 200 Fifth Avenue. The company behind the beloved children’s building blocks projects that the new flagship will open in January 2014, and in a building that for 75 years was known as the International Toy Center before L&L Holdings bought it in 2009, the New York Post reported.




L&L’s David C. Berkey and Andrew Wiener represented the building in-house, while Cushman & Wakefield‘s Jonathan Scibilia and Andrew Kahn represented the toy tenant. The Lego store, which will replace a Fidelity Investments outpost, will be located on the busy northwest intersection of Fifth Avenue and 23rd Street, across from Madison Square Park. It will have a very notable neighbor in Eataly, the perennially mobbed Italian food purveyor and restaurant warren, also at 200 Fifth Avenue. “It’s gonna be awesome,” Mr. Berkey said when asked about the overlap in customers between Eataly and Lego. “There’s a very international mix there,” he said, noting the presence of a Marimekko flagship at the address. The Denmark-based LEGO Group has a small store at Rockefeller Center and recently signed for a space at Ridge Hill in Yonkers. 200 Fifth Avenue reached 100-percent occupancy last month when Tiffany & Co. expanded its office space there by 57,691 square feet, bringing its total footprint to 405,489 square feet.
