This form is to be completed by the Applicant and submitted with the Development Application for Building Work. In providing accurate details on the following, the applicant is ensuring timely processing of the application. NOTE: Prior to lodgement, we recommend you consult with Council's other Development Sections (e.g. Planning, Development Engineering, Water and Waste Infrastructure Services and Plumbing) in regard to their requirements and any subsequent compliance. MANDATORY DOCUMENTATION AT LODGEMENT Completed IDAS Application Form 1 & Form 2 Nomination of the value of work for the project and if - QBCC licensee undertaking work and the value is greater than or equal to $3,300 Queensland Building and Construction Commission insurance notification required Owner builders building to the value of $11,000 or more Queensland Building and Construction Commission Owner Builder notification required Four (4) copies of the Site Plan Four (4) copies of Cross Section through the proposed building




For (4) copies of Engineer’s Design Certification if the structure has steel members or manufacturer’s details with Engineer certification (Form 15) or timber framing schedule and connection details Four (4) copies of Bracing and Tie-down for the building / structure Four (4) copies of the footing/slab design in accordance with AS2870 or alternatively certified by a Registered Professional Engineer of Queensland (Form 15) (refer to note below) NOTE: The submitted footing/slab design is requited to be prepared in accordance with the soil type for the building site. Where the soil type cannot be identified or confirmed, a soil investigation report by a suitably qualified person may be required for submission. This guideline has been provided to assist applicants prepare building applications. There may be circumstances which require submission of additional information to allow processing of the application to be completed. Further enquiries may be directed to the Building Certification Section at the Toowoomba Regional Council Customer Service Centre.




SITE PLAN - drawn to a minimum scale of 1:200 indicating the following: ◻ The allotment boundaries and dimensions ◻ The external dimensions of the proposed structure measured to the outermost projection (fascia) ◻ Existing buildings on the allotment and their outside dimensions and boundary setbacks ◻ The setback from each boundary ◻ Street name and location ◻ The method of stormwater disposal ◻ Location of any easements that exist on the property ◻ Location of elements within the subject property and on the road reserve e.g. sewer, stormwater, power, telephone, driveways, water connection, stormwater crossover, existing trees ◻ For allotments over 450m² - where the carport is to be situated within the road boundary clearance, the site plan should also show any obstructions that prevent vehicular access at least 2.5m wide to the remainder of the block. Examples of obstructions are trees, fences and gradients steeper than 1:5




CROSS SECTION - drawn to a minimum scale of 1:50 indicating the following: ◻ Sizes of framing members ◻ Floor and foundation details ◻ Spans and spacings of the proposed framing members ◻ Rafter/truss tail stiffening is required where span of rafters exceeds 2.4m ◻ Floor level relative to the height of the kerb at the centre of the driveway crossover ◻ Height of the proposed structure ◻ Wall and roof structures with construction details ELEVATIONS - drawn to a minimum scale of 1:100 indicating the following: ◻ External appearance of the proposed work ◻ Size of windows, heights of doors, etc. ◻ Details of external building materials used in walls and roof coverings FLOOR PLAN - for each level drawn to a minimum scale of 1:100 indicating the following: ◻ The extent of proposed building work ◻ Whether the proposed building work is attached to existing structures ◻ The wall thickness and sizes of the proposed work




◻ Positions of doors, windows, openings, etc. ◻ Positions of bracing panel SITING DISCRETION - an application may be required: ◻ If the proposed location is within 1.5m of the side and rear boundaries ◻ If the proposed location is within 6m of any road boundary ◻ The total length of all buildings facing and within 1.5m of the side or rear boundary exceeds 9m in combined length ◻ If the mean height of the structure and screening exceeds 3.5m within 1.5m of the side and rear boundaries ◻ If the total width of the carport supports exceeds 15% of the perimeter of that portion of the carport located in front of the building setback ◻ For allotments under 450m² - where the carport is situated along the front elevation of the block, if the total width of openings facing the street is the lesser of 6m or 50% of the street frontage, or if the carport is within the road boundary clearance ◻ For allotments over 450m² - where the application is for an open carport and is to be situated within the minimum road setback, and no obstructions (buildings/structures) exist




◻ If the height of the building exceeds 4.5m in height measured from natural ground surface and within 2m of the side/rear boundaries Road Boundary Clearance: This distance may differ from site to site depending on the size of the block, the type of street, and the setbacks of adjacent buildings. COUNCIL INFRASTRUCTURE - It is desirable for buildings to be clear of Council's Services. If this proposed building is over or near Council Infrastructure you may be asked to: ◻ Make special provisions for the base and footings Comply with the Queensland Development Code Mandatory Part 1.4 Building over or near relevant infrastructure NOTE - In respect to garages: For timber framed buildings, AS1684 must be used to select and specify member details. For metal framed buildings, manufacturers printed specifications and structural engineering including Form 15 Design Certificate are required If it is proposed to alter the natural levels of an allotment by 300mm or more, Council needs details of the earthworks.
