Each ranges from a three-bedroom single-family home in Capitol Heights, Maryland to a two-bedroom condo in Marshall Heights. The listing reads, "Please enter only at your own RISK!" further adding that the home is "a complete shell" and is being sold as-is. The residence was constructed in 1915 in Anacostia. 2 604 Longfellow Street NW Unit 406 Size: 1-bed, 1-bath, 464-square-foot condo Price per square foot: $421 The skinny: This condo has been updated with hardwood floors and offers one parking space in a gated garage.




The kitchen is a tad cozy, but it offers a dishwasher and oven. The monthly HOA dues total $263. 3 2115 Suitland Terrace SE Unit 302 Size: 2-bed, 1-bath, 637-square-foot condo Price per square foot: $298 The skinny: With one garage parking space included, this listing is on the market with hardwood flooring and a washer and dryer. The HOA dues cost $235 per month. 4 324 Eastern Avenue NE Size: 2-bed, 2-bath, 832-square-foot townhome Price per square foot: $228 The skinny: While the listing describes the home as "not fancy," it's worth mentioning the this starter house seems to be in decent shape, but definitely requires some updating. The lower level also could use a little TLC. 5 4200 Cathedral Avenue NW Unit 809 Size: 1-bed, 1-bath, 765-square-foot condo Price per square foot: $248 The skinny: With $728 monthly HOA dues, this condo has been on the market since December 2016. In January, it got a price chop, lowering it from the original ask, $209,000.




A 24-hour front desk comes with the unit. The listing indicates that the unit needs some updating, but is ready for occupancy. The condo fee includes all utilities. 6 6445 Luzon Avenue NW Unit 103 Size: 1-bed, 1-bath, 850-square-foot co-op Price per square foot: $212 The skinny: With one garage space, this co-op offers a renovated bathroom, hardwood flooring, and a close location to Rock Creek Park. The monthly HOA dues, costing $826, includes all utilities, taxes, and internet. 7 3111 Naylor Road SE Unit 103 Size: 2-bed, 1-bath, 900-square-foot condo Price per square foot: $199 The skinny: This fully renovated condo boasts a renovated kitchen with stainless steel appliances and a tile backsplash. The bathroom has also been renovated. Private parking is offered as well. The monthly HOA dues cost $276. 8 2021 Savannah Place SE Size: 2-bed, 1-bath, 850-square-foot townhome Price per square foot: The skinny: Expect some elbow grease to be required when it comes to this listing.




It needs some renovations. Unfortunately, there are no photos available inside the home. The available listing photos do show, though, that there is a front porch and a rear deck. 9 937 Abel Avenue Size: 3-bed, 2-bath, 1,080-square-foot single-family home Price per square foot: $148 The skinny: Sure, this home is located in Maryland, but it's worth including for its proximity to D.C. proper and its rather spacious lot, measuring 6,000 square feet. The basement is finished, and the residence features a washer and dryer, recessed lighting, and a recently updated kitchen. Street parking is also available. 5208 F Street SE Unit 2 Size: 2-bed, 2-bath, 775-square-foot condo Price per square foot: $200 The skinny: Last on the list is this second-floor condo. It features hardwood flooring, updated bathrooms, updated kitchen, and a Jacuzzi tub and walk-in shower. Parking is assigned with the unit. It is sold strictly as-is, so be sure to get a good inside look before buying.




From the listing photos, it looks like there's one room that could use some repainting, but that's up to the discretion of the homebuyer. Websites like eBay often offer out-of-production wallpapers at a heavy discount. And if the budget is tight, why not wallpaper just one wall? There is no reason why you cannot wallpaper an accent wall and nothing more. Then, buy a large piece of artwork with the remaining money and install it above the headboard.




Instead of buying oversized artwork, you can always use black-and-white photos of your favorite places, create a gallery wall of pictures of family and friends, or even hang a blank canvas on which you can write your favorite quotes. A nice decorative cove molding can be easily added at the ceiling in a room if it does not currently have crown molding. If your room does have crown molding, you can add decorative molding in a box shape or following the room shape on the ceiling. If you have side tables in another part of the house that could work as bedside tables, switch them out (at no cost). Next, purchase a new duvet cover and pillows for about $100, and use the other $100 for accessories, such as a cool mirror, an accessories tray for your dresser or new window treatments.




Tip: Always introduce a pattern, texture or both, if possible, into your room if it seems flat. Bring in a new color on the wall, and then on the bed with a few throw pillows. Places like Home Goods are perfect for fun, fresh accents on the cheap. A new pair of lamps can be picked up for just $80 to complete the look. Visit a linen outlet and buy two flat sheets in your bed size for about $40 to sew together for a duvet cover. You can easily cover an old blanket or bedspread with these. Also, buy $10 coordinating pillow cases and spend $50 on a fabulous throw in your color scheme. Don't forget about lighting, though. Putting your art on display and using proper forms of lighting is one of the most important things to remember. Lighting in any space needs to come from more than one source to create different moods and atmospheres. If you have an overhead light source, like a central fixture or recessed lights, be sure to pull in an additional source such as a sconce, a floor lamp or an extra table lamp.
