"Marie always wanted me to buy a home, but I was scared I wouldn't be able to keep it," said Luis, 53. The final push toward home ownership came when noisy tenants moved in above. Fleeing the racket wasn't easy. The apartment was spacious - he and Marie raised three kids there - and cheap. Rent was just $560 a month. The idea of paying $1,400 a month or more to rent another place didn't sit well. But if they were going to buy, they needed to prepare. The Gonzalezes never had trouble paying their bills, but they weren't saving much. "I wasn't a good money manager," he said. Then they stopped taking expensive vacations and paid off their credit cards.
Luis borrowed $32,000 from his pension fund at the Sanitation Department and put it into their savings account, then started adding another $150 a week from his paychecks. Before retiring last month after 25 years on the job, Luis worked the 6 a.m. to 2 p.m. shift as a garbage collector, topping out at $94,000 a year, including overtime and back pay. His route was in Manhattan on E. 73rd St. from the East River to Fifth Ave., and one side of E. 75th St. Marie, a Lehman College financial aid counselor making $51,000 a year, put $400 or $500 from each of her biweekly paychecks into the savings account. When they started house hunting several years ago, they initially set a price limit of $350,000 - but Luis wanted to play it safe and not spend more than around $250,000. Luis was born and raised in the South Bronx. She was from the Lower East Side. She managed to draw him away from the city to look at Rockland County townhouses and Yonkers co-ops.
But they also went to see two-family houses in Castle Hill in the Bronx - which ultimately led them to buy nearby, on the waterfront in Clason Point. The Beechwood Organization, which built the houses, had sent them info about a development called Harbour Pointe at Shorehaven. They bought one of the 488 condos Beechwood is constructing at the site of the former Shorehaven Beach Club. The last 100 are being marketed at prices starting at $365,000 for two-bedroom condos and $380,000 for three-bedrooms. Because the Gonzalezes committed to a three-bedroom duplex in 2002, they got it for just $195,000. While a legal fight held up construction until last year, their 5% down payment locked in their price. They could have gotten their money back because of the long delay, but chose not to. Initially, they'd picked a two-bedroom condo for $150,000 - Luis's choice because he wanted to spend as little as possible. Later, Marie convinced him to upgrade to a three-bedroom. She studied the project's architectural drawings and talked him into a condo on Beacon Lane that has a common-area lawn on the other side of its back fence instead of another apartment's patio, like most condos do.
Bank of America offered them a 30-year fixed mortgage at 5.875%. The monthly payment is about $1,200; condo common charges are $256 a month. These days, they use money from Marie's paycheck for mortgage payments. While there's no strain on their finances, Luis is looking forward to April - for the first time, they can deduct the interest on the mortgage. "Finally, I'll have some good tax writeoffs," he said. Luis pays most household expenses out of his pension and retirement savings plan. Their son, Joseph, 26, who lives with them, pays the combined phone, cable and Internet bill. Buddy, a pit bull with a glossy caramel-colored coat, also lives with them. Daughter Tina, 30, lives nearby in Bedford Park and son Luis 2nd, 28, is a Marine at Camp Pendleton in California. The Gonzalezes proudly show off their new place by hosting barbecues for friends from their church, Wounded Healer Fellowship.
